About UrbanWorks : staff

UrbanWorks Architecture LLC was founded by 11 members of the Housing and Urban Design Studio of Cuningham Group Architecture, P.A. Through a cooperative agreement with Cuningham Group and the approval of our clients, most of the projects in the studio were transferred to UrbanWorks. Our staff has now grown to more than 20, and the firm maintains architectural registrations in 14 states.

JOHN HAMILTON, AIA, LEED A.P., is a former partner and vice president of Cuningham Group who now leads UrbanWorks Architecture LLC as President. John has been developing his focus on the housing market since the beginning of his career, especially while managing the Itasca and Whitney block renovation projects and helping to develop the urban design studio during his time at Cuningham. Drawing on over thirty years of experience, John manages the firm's project teams through all stages of the design process, ensuring clients a high quality product while also serving as a leader in the architecture community and mentor to those around him.
NOAH BLY, Associate AIA, LEED A.P., serves as Managing Principal and Project Manager for many of the firm's key projects. Before returning to his home state of Minnesota eight years ago, Noah worked in New York City supervising the rehabilitation of historic apartment buildings as executive director of the Cooper Square Mutual Housing Association. Noah's unique background in development, construction, and architecture makes him UrbanWorks' project feasibility specialist and an expert in establishing development programs.
DAVID STAHL, Associate AIA and Design Principal for UrbanWorks, began his career with a wide variety of building projects, from designing attractive and comfortable spaces in hotels to budget and durability-based design for schools. David now applies his skills and expertise in those areas to the field of multi-housing projects- enhancing building designs to be more attractive to residents and more efficiently built. He excels at incorporating client input and feasibility data in a holistic design process, resulting in buildings solid in both form and function, built with the client's goals in mind.
TOD ELKINS, Associate AIA, LEED A.P., Principal and Project Manager, spent the first eight years of his architectural career working on the Coasts before settling in Minnesota twelve years ago. Tod is responsible for the overall coordination and project management on many of the housing and urban design projects under UrbanWorks Architecture. His experience with diverse project types (ranging from Rainforest Cafes at Disney World to a floating casino in the Gulf of Mexico and elementary schools in Bloomington, MN), a variety of project locations, project complexities, and various governmental agencies provides Tod the expertise to ensure a successful project for all stakeholders.
JEFFREY SCHOENECK, AIA, LEED A.P., is a project architect for UrbanWorks, responsible for the coordination of an architectural project from schematic design through construction administration. Since receiving his Bachelor of Architecture and Bachelor of Science in Environmental Design from North Dakota State University, Jeff has worked in depth on a variety of building types, including medical, industrial and educational. He is able to draw on those experiences to give shape to the complexities of multifamily projects, his current focus at UrbanWorks.
DAVID HAALAND, AIA, is a project architect at UrbanWorks. He began his architectural career with YHR Partners, focusing on the worship market. For five years after joining Cuningham Group in 2000, he worked on a variety of building types from educational to residential, leading to his current focus on the multi-family and mixed-use fields. Since the founding of UrbanWorks, David has led some of the firm's most significant projects, including the 710 Lofts in the North Loop warehouse district of Minneapolis.
BARTON NELSON, AIA, LEED A.P., Architect and Principal, is a project designer who draws much of his inspiration from the small farming communities in South Dakota, where he was raised. Even Bart's Master's thesis, "Memories of a Vernacular," reflected his lifelong interest in housing that fosters community. Bart's role at UrbanWorks is to lead the design process. He enjoys being able to focus exclusively on multifamily and mixed-use buildings, as he is passionate about designing living spaces with respect for community and context.

Projec : blainesenior

Cuningham Group's services included performing a feasibility study for a mixed-use building with the Center on the ground floor and rental apartments for students above, architecture and landscape architecture for the building. Cuningham Group assisted the client with identifying and forming an agreement with the developer.

The design incorporates one level of below grade parking. Two thirds of the ground floor will be dedicated to the University Episcopal Center, which will include a chapel, program and meeting space, office space and housing. The upper four floors will be built out with 40 four-bedroom apartments and 4 one-bedroom apartments.

1730 Clifton Place


At the heart of Loring Hill adjacent to Loring Park, UrbanWorks is designing a new luxury condominium development known as 1730 Clifton Place. Residents of these 46 units will enjoy the "small village" characteristics this neighborhood has to offer while still being within steps of downtown and the newly expanded Walker Art Museum. The project is designed as three modern buildings of varying heights that remain sensitive to the historical context around it -- 510 Groveland, the United Methodist Church, and St. Mark's Episcopal Church -- with units that frame views to each (and the downtown skyline.) 1730 Clifton Place integrates sustainable living features at its core and aims to become LEED certified when complete.

Located in downtown's warehouse district, the 710 Lofts are a major part of the growth of the North Loop neighborhood. Due to innovative, cost-effective construction techniques, the building offers 60 for-sale condos at an affordable price. The building's amenities include balconies or terraces in every unit, heated underground parking, and access to the myriad dining and shopping choices available in the Warehouse District, making living downtown both attractive and convenient.

The new construction of 720 Lofts contributed to an era of revitalization in the North Loop Neighborhood. With a fresh composition of traditional industrial materials, 720 Lofts brings an inspiring aesthetic to the Warehouse District while still maintaining respect for its historic character: a grid of pre-cast concrete bounds the overall mass to express the frame-like nature of warehouse buildings, while a lighter skin of corrugated metal panels and glass engenders the rhythm of its context in a modern way.

The building and unit layouts are designed to maximize the resident experience with private outdoor patios, balconies, or rooftop terraces that face the landscaped courtyard or cityscape, a shared community room, and heated underground parking. Large windows, high ceilings, and partial-height walls allow daylight to penetrate deep into the units. A green roof atop the parking structure manages storm water and provides a landscaped oasis in the midst of the urban neighborhood.

A-Mill, Parcels B and C


The Pillsbury A-Mill complex, a 2.5 block site adjacent to St. Anthony Main, will form an ideal hub for a revitalized urban community along the Mississippi River. The sibling B and C buildings are intended to fill the void that will be created by the removal of some of the site's grain elevators. In addition, Building B is crucial, due to the integrated underground ramp that will provide the necessary parking to make the development of adjacent existing buildings, including the landmark A-Mill, possible. The edgy, industrial flair of the buildings, as well as varied unit types, will create a draw for a diverse mix of urban dwellers.

This mixed use redevelopment consists of approximately 39 residential units designed for and marketed to seniors above a ground floor commercial space to include the Andrew Riverside church and a shared community space. Designed and marketed to seniors seeking affordable living options and providing a revitalized new home for a church that has been a staple of the community, the new building will be an important and healthy contribution to the historic Marcy Holmes neighborhood.

The Battle Creek Community Recreation Center was designed to be a long-lasting and attractive contribution to the growing Battle Creek neighborhood.

One of over 40 recreation centers in St. Paul, the new center in Battle Creek provides gymnasiums, meeting spaces, a fitness center, kitchen, concessions, arts and crafts, day care, administrative staff offices, and additional community programs for everyone in the area to enjoy.

Westwood Lake Office Building
Golden Valley, MN

With a fast-approaching regulatory approvals deadline on the horizon, Bigos Management approached UrbanWorks hoping it could improve on the current design of its new corporate headquarters building to be located along the Highway 100 corridor in Golden Valley, MN. The resulting design - including two floors of office and one level of underground parking - satisfied the client's specific needs for a Class A Executive office building. By relocating the stair and elevator cores, UrbanWorks improved the floor plate efficiency and flexibility and added more rentable floor area which improves their bottom line. The overall result is a new center of operations for Bigos Management that reflects their organization's enduring commitment to employee satisfaction and their mission to contribute high quality development projects to their local community.

BIM is the process of generating and managing building data to create a three-dimensional Building Information Model. This virtual building integrates input from all project specialists including building geometry, geo spatial location, geographic information, and quantities and properties of building components.

Blaine Town Square Master Plan
Minneapolis, MN

The Blaine Town Square master plan envisioned a locus of activity surrounding their existing City Hall that would better recognize the importance of shared civic space in the life of a community.

In collaboration with the City Council, the development team imagined a pedestrian-oriented mixed use destination of neighborhood service retailers, residential developments, and a welcoming venue for community celebrations that could enliven the center of Blaine.

The resulting combination of new residences - including 110 senior rental apartments and 90 for-sale townhomes, retail and office spaces, and landscaped pathways - establishes a center for the character of the community to take root and allows for important interactions that are essential to the vitality of a community to take place.

On the site of the former Bunge grain elevator in Minneapolis' Como neighborhood, UrbanWorks is collaborating with People for Pride in Living and Cabrini House, not-for-profit providers of supportive housing and social services, to create a new residential development that will preserve this historic landmark. The revitalization of the Bunge Tower is intended to blend into the look of the surrounding neighborhood while enhancing the Como community and providing residents with spectacular city views.

When the City of Delano requested a new design for the redevelopment of its retired City Hall site, it expressed a hope that one day downtown Delano would be an activated hub of activity where local residents would spend time. UrbanWorks listened to Delano's ideas, partnered with city leaders, and came up with unique designs for the Rivertown Rowhomes - which include eight modern rowhomes, a mixed use building, and a pocket park - that will help Delano move towards its envisioned future, adapt to the changing needs of its population, and do so while maintaining a sense of the community's historic character.

Hopkins Center for the Arts Dog House
Minneapolis, MN

Designed and constructed for an auction to benefit the Hopkins Center for the Arts and its charitable partner the Greater West Metro Human Society, this doghouse displays the ingenuity, craft, and whimsy we often long for in our own houses. The event was titled "Pets and Picasso," and was created to help the fine arts center reach out to new benefactors. For UrbanWorks designer David Stahl, the project was "a way to do something fun and flex our design muscle in ways that didn't have to pertain to codes." The modern doghouse features exterior siding of oak flooring from The Home Depot, a slanted stainless-steel roof that tilts up on hinges for easy cleaning, and a white bisecting wall of cement board as an abstract version of the chimney or hearth.

Downtown Concept Tower

UrbanWorks provided concept designs for the potential development of a mixed-use high rise tower on a highly visible site in downtown Minneapolis. Several exterior concept designs were evolved in 1 day to innovatively mix office, hotel, and residential compontents in a whay that would respond to Minneapolis' need for high quality office space and would contribute a unique architectural addition to its skyline.

· Concepts include a slender structure of glass and metal panel with distinct architectural expression of each of the programmatic functions.

· Intermittent office atria modulate building mass. Efficient interplay of volumes and setbacks, placement of rooftop amenities, and use of glass create interesting patterns and provide connectivity to outdoors.

· Two-story atrium oriented to the North brings natural light deep into the entry space; strong retail base brings mass down to a human scale at the street level and invites city interaction.

Richard Copeland Enterprise Center
Dunwoody Institute of Technology

The Copeland Enterprise Center is dedicated to its founding namesake Richard Copeland and the advancements that he made in technology. In his honor, the Inspirational Wall accenting one of the main entryways to the center will include a timeline that highlights the key events and opportunities of his professional life. A combination of static components and interactive media displays that can be changed and recreated over time will engage the Resource Center users, keep the commemoration to Copeland current and fresh, and instill an entrepreneurial attitude in all who enter the building. The monumental stairs and accent lighting near this inspirational wall provides an engaging space for students of Dunwoody Institute.

The Exchange at Glen Lake Grove

The Exchange, between active Excelsior Boulevard and serene Stewart Lane, is another facet of the Glen Lake Redevelopment plan on the south side of Glen Lake. Fifty-two rental units and 19,600 square feet of retail and restaurant space will create a vibrant mixed-use site at the Exchange. Several tenants from 23-year-old Glenhaven Shopping Center area will find a new home in the first floor retail/restaurant components of the Exchange, providing the businesses a hip and energetic update.

Franklin Portland Gateway

Building B - The Jourdain

The Jourdain, located at the southwest corner of Franklin and Portland Avenues, is the second phase of a mixed-use development that will occupy all four corners of the intersection when complete. A partnership between Central Community Housing Trust and Hope Community, the Jourdain and the other phases of the development will provide a variety of housing options for a true community of families of varied size, age, and income level.

Franklin-Portland Gateway Master Plan

Green Communities Grant

From the beginning of the design process in 2000 and 2001, the community was integrated into design charette meetings that ultimately guided the overall Gateway planning and led to the master plan. In total, the plan encompasses 5 acres of land located at and adjacent to the intersection. Community input through the charettes provided developers with valuable information such as the total number of units needed, affordability targets, and rental versus homeownership mix. Participation from the community also identified retail establishments that were previously absent from north Phillips as well as the need for ample indoor and outdoor common space for residents of the Gateway and the neighborhood.

Franklin Portland Gateway development will make a bigger, more notable impact on the city than any other development namely because it will be located only 10 blocks from downtown Minneapolis and will occupy such a highly visible and highly-trafficked intersection.

Fusion Phase I


The first phase of the Fusion development will restore the historic Abbott Hospital to its original design, removing past additions and rebuilding North and South portions to be reminiscent of the building’s original sun porches. The building’s appearance will remain consistent with the Hospital’s original design during its transformation into condominium units, staying contextual with the surrounding neighborhood while bringing life back to this historic Minneapolis site.

Hoigaard Village is a unique counterexample to the housing typically built in the suburbs. When finished, the full development will include a mixture of nearly 400 condos, lofts, townhomes, and apartment units and 25,000 square feet of retail space. Unlike many other suburban developments, the Hoigaard master plan incorporates an extraordinary respect for connectivity and environmentally-friendly transit opportunities.

The development received funding from the prestigious Livable Communities Grant because it upholds many of the program's ambitious goals: mixed development around the future South West Light Rail transit station; the opening of rental housing in town centers to invigorate local shopping districts and add life to main streets after hours; and the creation of programs that link open-space preservation initiatives to the development of higher-density, lower-cost housing in other areas.

Together with non-profit developers Aeon Homes and Hope Community, UrbanWorks designed this development in order to transform the previously blighted intersection into a prominent mixed-use urban village that will spur further investment in the area. The Jourdain - which represents one phase of a multi-phased redevelopment to comprise all four corners of the intersection - will provide 41 welcoming homes for Minneapolis' low and moderate-income renters in a convenient, centrally located site. The first floor houses 3-bedroom townhome units, a 4,100 square foot ethnic grocery store, and the property management offices with a sidewalk entry to welcome residents of the surrounding community to the building. The development team’s hope is that a diverse community of tenants in the Jourdain will help unite the current residents of the neighborhood as well as provide better opportunities for small businesses to rent commercial property in the area.

Keeler Apartments and Episcopal Sudent Center

A noteworthy example of mixed-use architecture, the Keeler building is home to the University Episcopal Center, a nonprofit campus ministry, as well as 40 4-bedroom and 4 1-bedroom student apartments. The building's close proximity to the university campus posed architects the challenge of creating a space appropriate for both worship and typical student lifestyles, which was met with creative and accommodating solutions.

UrbanWorks personnel had significant participation with this project while they were a part of Cuningham Group Architecture, P.A., the project's Architect.

UrbanWorks is working with private developer Capital Growth Real Estate to envision ___ transit-oriented development parcels along the east edge of Hiawatha Avenue. This radical transformation of a 22-acre industrial site currently occupied by abandoned grain bins is expected to feature 1,500 to 2,000 residential units and 200,000 SF retail and commercial space. The development offers substantial benefit to the community by creating highly accessible and convenient pedestrian connections between the east side of Hiawatha and the transit station and offering expansive public plazas and green space. As currently proposed, the project will be formally organized with a "main street" that runs longitudinally through the site and provides a strong spine off of which varied phases of the developments can evolve flexibly over time.

Longfellow Station

As an exemplary project for the promotion of LEED for Neighborhood Development (LEED-ND), the Longfellow Station development stands out as a local, regional, and national model for holistic sustainable design principles put into practice. Besides including traditional green aspects such as low VOC paints and Energy Star appliances, Longfellow Station will offer its residents and the community a sustainable way of life by offering a truly pedestrian-friendly, transit oriented development. Located directly on the Light Rail Transit (LRT) line and 38th Street, the development will be integrated into the surrounding neighborhod by creating energized streets and activity nodes for all to enjoy.

Cuningham Group's services included performing a feasibility study for a mixed-use building with the Center on the ground floor and rental apartments for students above, architecture and landscape architecture for the building. Cuningham Group assisted the client with identifying and forming an agreement with the developer.

The design incorporates one level of below grade parking. Two thirds of the ground floor will be dedicated to the University Episcopal Center, which will include a chapel, program and meeting space, office space and housing. The upper four floors will be built out with 40 four-bedroom apartments and 4 one-bedroom apartments.

Golden Valley Sustainable Mixed Use Office
Golden Valley, MN

Based on the success of previous partnerships, longtime client Union Land X, asked UrbanWorks to create a siteplan and concept plan for a mixed-use office, residential, and commercial development in a prime location along the I-394 corridor in a first-tier Minneapolis suburb. The design challenge entailed appealing to public officials and the neighborhood while also meeting key financial benchmarks for the client. In addition, the design would need to be distinctive enough to entice and retain successful tenants despite the project's neighboring Class A executive buildings in the popular office park.

Even within a modest budget, UrbanWorks incorporated significant ecologically-friendly features into the concept design that were not only cost-saving to the client but also helped to build consensus at the city level, expediting the regulatory approvals process. The thoughtful site design tucked the parking structure for the office building toward the back of the site, improving traffic circulation and pulling the attractive mixed use office building forward. The result activates the most visible corner of the site and enhances the pedestrian experience along the front walkways.

In addition, the building's sustainable, green design that included a pollution prevention construction process, high density and community connections, alternative transportation, habitat restoration, stormwater management, LEED certification goals - would provide a more efficient and higher quality workplace environment for its future tenants and the community.

Golden Valley Sustainable Office Building
Golden Valley, MN

Concept designs for the Golden Valley Sustainable Office were developed to align with LEED-NC guidelines including: creative and efficient site planning; compact redevelopment of brownfield site; construction activity pollution prevention; a 25% decrease in the rate and volume of stormwater runoff; restoration of 50% minimum of site area with native vegetation; and intense promotion of alternative transport and mass transit connectedness.

Currently under construction (view webcam) on the shores of Lake Minnetonka, the Mist is a response to the growing market demand for contemporary luxury housing with easy access to the local community, shopping, and activities. The Mist's two buildings, the "South Building" and "Courtyard North" offer residents access retail, located on the ground floor of the complex, as well as spectacular lake views and the sense of community inherent in multi-family residences.

PDG Dental Clinics
Multiple Metro Area Locations, MN

While working closely with the client, who also served as the projects' design architect, UrbanWorks Architecture designed a total of four dental clinics located in various sites throughout the metro area. The design of each clinic is intended to enhance the patient experience and focus on preserving each dental chair with privacy so all who enter feel welcome and comfortable. The clinic sizes varied from 3,900 SF to 8,500 SF with an average treatment room consisting of 100 SF each. Although the client was under a tight time table, UrbanWorks was able to respond to this challenge with maximal efficiency by leveraging Revit software. Throughout the lifespan of the project, the team examined a total of 31 clinics using a Revit-produced conceptual prototype which was then easily adapted in design development to suit the uniqueness of each practice.

Midtown Exchange Condos on the Greenway

The Midtown Exchange Condos are UrbanWorks' contribution to the partnership creating the Midtown Exchange development on the site of the former Sears, Roebuck and Co building, named "one of the most ambitious urban revitalization projects in Minnesota history" in Architecture Minnesota magazine. The condos are a unique solution to the challenge of masking the parking structure required for the project, which includes a hotel and an ethnic marketplace. Wrapped around the parking ramp, the condos - a portion of which will be subsidized housing - are located on the Greenway, a lovely walking and bike path that passes through the city from Lake Calhoun to the Mississippi.

Clove Field Marketplace

Clover Field Marketplace, located in the Clover Field neighborhood of Chaska, Minnesota, is a truly representative example of an UrbanWorks project: a multifamily, mixed-use building that fosters a growing diverse and vibrant community. The development's spacious and comfortable rental units will be marketed to families of varying sizes and income levels, and all families will enjoy the common amenities, including a social room, exercise room, and playground, as well as easy access to the building's ground floor retail.

U.S. Bank Skyway Open - Golf Hole

In both 2007 and 2008, UrbanWorks won charitable design competitions to help to raise money for the Downtown Safezone Collaborative. The competitions, which were sponsored by US Bank, asked competitors to design one out of 18 total Minneapolis-inspired putt-putt golf holes to put on display in the downtown skyway system. Winning the 'people's choice' award both years, the firm displayed its talent for designing for the end-user experience in a fun and capricious medium.

In the first year of the competition, the design team decided to create an entirely recyclable version of the Minneapolis skyline and riverfront. Made completely out of donated recyclable materials, the hole involves a jump, and three different possible putting routes through an abstracted, whimsical interpretation of the city's skyline, river, and skyway systems.

The following year, it was all about the future: emulating an arcade game with Minneapolis landmarks taking the place of bumpers and game elements, putters could take a virtual pinball tour through what the city might look like in 2050.

Eagle's Landing
Wabasha, MN

Part of a three-prong development on Wabasha's riverfront, the Eagles Landing Condominiums, in addition to a hotel and a conference center, will be built on the site of the former Big Jo Flour Mill. The site, which some say has become a local eyesore since it ceased operation, is in an ideal position to capitalize on Wabasha's location on the Mississippi river, local beauty, and proximity to Wisconsin, to draw tourists to the area.

Franklin-Portland Gateway: The Wellstone
Minneapolis, MN

The Wellstone is the third of four new housing developments that are transforming the Franklin-Portland intersection in the Philips neighborhood of Minneapolis. Extensive sustainability strategies are integrated throughout the development and include a solar thermal hot water system, native landscaping, and integrated storm water management all of which will greatly reduce the overall environmental impact of this affordable housing development. A Green Communities grant recipient, the Wellstone demonstrates the economically achievable possibilities of building sustainably in Minnesota. A highly interactive design process involving community members and leaders helped shape the development's vision and mission at an early stage.

Welsh Office Building LEED Consultation
Minnetonka, MN

UrbanWorks is available to provide professional LEED Certification, Green Communities or other sustainable design consultation. Together with client Welsh Construction, Jeffrey Schoeneck, AIA, LEED AP, reviewed the overall process for LEED certification of their proposed new office building in Minnetonka. The project was assessed for conformance with LEED checklists and the most cost-effective sustainable strategies that would lead to certification were prioritized. Although the certification target for the project was LEED Silver, through the process the project accrued enough credits to attempt a LEED Gold status. Certification is currently pending approval.
